What services are included in the purchase price of the property?
Each lot at Sarilia is serviced with gas, power, telephone and high-speed Internet.
Can I build a ready-to-move (RTM) house?
Ready-to-move homes can be moved onto your property providing it meets the architectural design standards.
Can I build a tiny home or bring in a mobile home or a recreational vehicle?
No, tiny homes and mobile homes are not in compliance with our architectural design standards. Camping on your property is not allowed.
If I buy now, when do I have to build?
There are no time restrictions as to when you decide to begin the construction of your home, but once started, every effort must be made to complete your home within a one year period.
What RM is Sarilia located in?
Even though Sarilia is only 6 km from the town of Langham, we are located in the RM of Laird. The RM maintains the roads throughout the year.
What is the population of Sarilia?
As of October 2025, 104 people call Sarilia home.
Can I have a garden?
Yes. Gardens can be grown within the private designated building area. In addition Sarilia has a community garden and residents have access to a 10′ x 20′ plot. A larger space may be obtained if required.
What about recycling and garbage collection?
Just like the services provided in a city or town, garbage is collected bi-weekly. We also have recycling bins for cardboard, paper, tin and glass which is picked bi-weekly.
Where would our kids go to school?
School-aged children are bussed from their doorstep at Sarilia to the Town of Langham, which has two schools: Langham Elementary School (K to 3) and Walter W. Brown High School (4 to 12). Both are part of the Prairie Spirit School Division. According to the 2016 census, 1,496 people live in Langham. The Town of Langham is a vibrant and growing community with many recreational opportunities, including an ice rink, curling rink, ball diamonds, and soccer fields.
What recreational opportunities are nearby?
River Ridge Trails is located on Range Road 3074 in Langham, on the former site of a nine-hole golf course. It has been transformed into a multi-use trail network with beautiful views of the North Saskatchewan River for walking, running, biking, or skiing. There is something here for everyone.
Can I own a dog?
Yes. A property owner may have a maximum of two dogs. All dogs must be leashed when walking around Sarilia or in the parks. Owners must remain in immediate control of their pets and are responsible for cleaning up after them. Sarilia abides by the RM of Laird’s Dangerous Dog Bylaw.
Are there any community association fees?
We are happy to report that Sarilia does not charge a community association fee.
If I move to Sarilia, who will my neighbours be?
We have a diverse mix of friendly neighbours at Sarilia. Our community is made up of people from all ages and life stages. From young professionals, to retirees, you’re sure to find someone to walk the dog with, kayak down the river with, or simply enjoy a glass of wine and a sunset with.
How is water and waste managed?
Based on advice from our geotechnical engineers, and in an effort to protect the river valley’s ecosystem, Sarilia uses a septic and cistern system similar to that used on an acreage or cottage at the lake. We have our own service providers for both water and septic. The fee for services varies on usage and family size. If you’re building new, we recommend installing a grey-water system as an affordable way to conserve water.
Is there a local fire department or emergency service?
Yes, both of these services are offered in Langham, which is 6 km from Sarilia.
Can I have a fire-pit?
Yes. Fire-pits cannot exceed 32” in width and must be made of non-combustible materials and must be 15.7” away from any vegetation. Firepits must be covered with a heavy gauge of metal screening, openings not to exceed .5″, and fires must be supervised and controlled and completely extinguished before leaving the site. It is important to note fire bans will be on site as well as on the RM of Laird’s website.
